		<description>I apologise if any offense was taken: none was intended. I have 35+ years as a specialist House Surveyor I Hampshire. I also specialise in Expert Witness work in cases of Loan Valuations and Surveyor negligence. This, plus my time upon RICS Committees and General Council, has stood be in good stead to know the profile of an errant Surveyor. I am not saying that FRICS is better than MRICS or any other qualification other than I know the &quot;profile&quot; of those who are often negligent and a pattern develops. You would be correct in saying that the better Surveyors are often older (experienced) but also more focused on housing condition matters (do not look down on simple house surveys) as opposed to Valuers who do the occasional survey. If I am reading between the lines correctly I hope my comments help.</description>
